PLANNING A FRESH START FOR 2025

I love the feeling of starting fresh in the New Year! It’s a great time for making lifestyle changes. Maybe, it’s planning to do something new that you always wanted to try. Or it could be time to retire an old routine that’s no longer serving you. And it could be making dedicated time for doing more of something you love.

How about you? Maybe this is the year your living spaces get that long-awaited fresh start. That may seem daunting, but it doesn’t have to be. We’re here to help! And that’s exactly what we did for a recent client who moved from Portland, Oregon to DC, after purchasing a loft space in Logan Circle that needed some love (actually, it needed a complete overhaul).

Our client hired Manlove and Company Interiors to design and manage the entire project while she was still in Portland. The unit had not been updated since the building (a former car dealership) was converted to lofts over 20 years ago. For this project, we decided not to “hide” the industrial bones of the unit (exposed duct work, pipes and brick) but rather to blend them into the design with several custom features and special touches to create a warm, sleek, sophisticated feel.

ENTRYWAY

The entrance of the unit is a long, narrow hallway. To add an interesting focal point, we framed black and white photos of some of our client’s favorite international travels to create a personal gallery wall. And to give it a true gallery feel, we added modern, minimal track lighting to illuminate the photographs.

DESIGN TIP: Photography is an easy way to fill a big wall and to reflect your personal interests.

KITCHEN

For the kitchen, we wanted clean lines and streamlined functionality. We selected flat panel cabinets with minimal hardware and a sleek quartz counter.

We wrapped the quartz counter into the window ledge for a more blended look and kept the exposed brick for texture.

LIVING ROOM

In the living room, we renovated the existing fireplace, covering it with a stunning handmade tile by @annsacks. The duct work was left exposed for an exciting contrast and a nod to the original industrial aesthetic. We worked with our Audio/Visual experts to ensure the new TV fit perfectly in the niche. We also added motorized shades throughout the unit for privacy and light screening.

PRIMARY BEDROOM & BATH

The blue ombre grasscloth wallpaper by @phillipjeffriesltd is an amazing complement to the exposed brick and cement. We love how the blue paper gracefully fades towards white. Our client’s style is modern luxury, which created an interesting juxtaposition to the raw elements of the loft.

The new primary bathroom features an integrated vanity that wraps around the existing cement column. We replaced the second vanity from the original layout with a coordinating closet for additional storage. We love the two-toned, custom cabinetry by @legacycabinetry. It allowed us to maximize storage, while still letting the raw architectural lines of the unit shine through.

MULTI-FUNCTIONAL SPACE

We converted the raised “flex space” into a multi-functional room that now serves as an office, a gaming/TV space and a guest bedroom. Sleek glass walls were added to block sound and motorized shades were added for additional privacy, when needed.

This project was different than anything we had previously designed, which was super exciting for us. We worked closely with the client (remotely, of course) and had a great team of contractors and trades to help bring our creative vision to life.
